A change in homes is often associated with a change in lifestyle. For example, you may be looking at moving on from a character home on a quarter-acre paradise in the suburbs to a low-maintenance inner-city apartment, while city dwellers might be dreaming of a lifestyle block in the countryside.

Whatever the change and the new horizons you may have in mind it’s important to be prepared and to make well-informed decisions as part of your move. If it’s the ‘development potential’ of a property which is your main reason for buying it, check to see what you can and can’t actually develop before you make a purchase. Councils and building regulations are increasingly limiting. So, if appropriate, ensure you check the sub-division rules, how high you can build, how much and what part of your section can be built on and whether the activities you plan to do on the site, such as operating a home-based business, are permitted. You should also find out how your new neighbourhood might change in the future. New buildings, businesses, roads and a myriad of other developments may be in the pipeline. So check with local authorities to see what’s on the plans for your area. Don’t assume a quiet, underdeveloped area will stay that way forever. If your motivation is to get a particular view, it’s important to ensure you won’t be built out, or that your vista won’t disappear as recently planted trees keep growing. If there’s the potential for the latter to occur, ask the local council about their plans for managing these plantings. If livestock is going to be part of your property move and you’re new to farm animals, seek some expert advice on what is going to be involved because there’s more to it than most ‘townies’ realise.
